Furnace installation and replacement in Herndon, VA
In a house that already has ductwork, replacing a furnace is mostly a decision about fuel, efficiency and venting — and it is the venting that decides how straightforward the job actually is.

What this work covers
- Sizing for the house rather than for the old unit
- Venting and combustion air
- Gas line capacity
- Condensate drainage on high-efficiency equipment
- Permit, inspection and thermostat compatibility
The efficiency decision has a physical consequence people are rarely warned about. A conventional furnace vents hot exhaust up a chimney or flue. A high-efficiency condensing furnace extracts so much heat from that exhaust that what comes out is cool and wet, so it vents through plastic pipe out a sidewall instead and produces acidic condensate that has to reach a drain. That turns a like-for-like swap into a job with new penetrations through the wall and a drain run — perfectly normal work, but not the same quote.
There is a knock-on effect worth knowing about in older houses. Where a chimney was serving both the furnace and a gas water heater, removing the furnace from that chimney leaves the water heater venting alone into a flue now far too large for it, which can stop it drafting properly. This is a well-known condition and a competent installer will raise it before you do. If nobody mentions the water heater, ask.
Sizing matters here too, though it bites differently than it does in cooling. An oversized furnace short cycles, heats unevenly, and is harder on its own components, but it will not leave you cold — which is exactly why nobody catches it. Ask whether the replacement was sized by calculation or by matching the old plate. And as with any system replacement, this is permitted and inspected work, with the office that issues the permit determined by where the house sits.
What to ask before you book
- Is this a conventional or condensing furnace, and where will it vent?
- If it condenses, where does the condensate drain to?
- Is anything else — a water heater — sharing the current chimney?
- Was the size calculated, or taken from the old unit's label?
